Amali Properties has completed the sale of Villa Avatea at Amali Island, The World Islands, for AED220 million (about $60 million), placing the property among Dubai’s most notable residential transactions of 2026.
The sale marks a major milestone for the Dubai-based developer, which was co-founded by Ali and Amira Sajwani, and comes as demand for high-end homes in the emirate continues to attract wealthy buyers from around the world.
Villa Avatea is the flagship residence at Amali Island and is designed as an exceptionally private retreat, effectively creating an “island within an island.” The seven-bedroom property covers 35,764 square feet of built-up space on a 58,081-square-foot plot.
The residence stretches across a basement and three floors and includes a collection of resort-style features. Among them are several swimming pools, a lazy river, open-air atriums running through three levels, a private beach bar, spa facilities, a teppanyaki pergola and large spaces designed for entertaining and wellness.
Amali Properties CEO and co-founder Ali Sajwani said the transaction demonstrates Dubai’s growing position at the top end of the global luxury property market. He described the sale as another indication of the city’s appeal to buyers seeking homes valued at more than $10 million.
Co-founder and COO Amira Sajwani said Villa Avatea was created for buyers looking for a residence that goes beyond conventional luxury. She said the transaction reflects confidence in Dubai’s high-end property sector and demand for residences combining distinctive design with quality and privacy.
Amali Island comprises 24 private villas and occupies roughly 1.2 million square feet. The development links two sections of The World Islands — Uruguay and São Paulo — and offers residents a sail-in, sail-out lifestyle.
Each villa can have as much as 50 metres of private beachfront, with views stretching across the Arabian Gulf toward Dubai’s skyline and Palm Jumeirah. The island is around six minutes from mainland Dubai by boat and approximately 18 minutes from Dubai International Airport.
The development brings together several international design specialists. Hospitality design firm HBA is responsible for the interiors, while architecture studio Elastic leads the architectural concept and SquareM Design handles the landscape architecture.
Together, the firms have shaped Amali Island around a blend of contemporary design, private beachfront living and resort-style amenities — a combination that continues to define Dubai’s increasingly competitive ultra-luxury residential market.
