Oklahoma Landlord Agrees to Settle Family-Status Housing Case

An Oklahoma City landlord and property owners agreed to pay $52,500 and adopt safeguards to settle a federal familial-status discrimination suit.

The owners and manager of an Oklahoma City apartment property have agreed to pay $52,500 to resolve a federal lawsuit alleging that they refused to rent a one-bedroom unit to a woman after learning that her young child would live with her.

The Justice Department announced the settlement on October 22. Under the agreement, the defendants must compensate the prospective tenant, adopt nondiscrimination policies and practices, and complete training aimed at preventing familial-status discrimination.

The government’s complaint, filed in August 2025, concerned The Vintage at Mesta Park. It alleged that the woman viewed an available apartment and was initially told she would be approved. When she said her three-year-old son would move in with her, the property manager allegedly responded that the building was not “kid friendly” and had not housed children for years.

The woman complained to the Department of Housing and Urban Development, which investigated and issued a charge before referring the matter to the Justice Department. The Fair Housing Act generally prohibits housing discrimination because a family includes children under 18.

The settlement resolves the federal claims without a trial. Its payment and compliance terms are binding once approved as required, but the agreement should not be read as a judicial finding on every allegation in the complaint. The practical effect is both compensatory and prospective: money for the denied applicant, and operational changes intended to prevent the same reason from being used against future families.
