Mashriq Elite Sets the First Stone for Floarea Breeze on Dubai Islands

Mashriq Elite Real Estate Developments has stepped onto Dubai Islands with intent, officially breaking ground on its first residential address in the fast-evolving waterfront destination. The project, titled Floarea Breeze, marks the developer’s debut on the islands and introduces a compact yet carefully curated residential offering overlooking the coast.

Floarea Breeze will comprise 48 apartments and four townhouses, positioned within close reach of the island’s everyday and leisure anchors. Residents will be minutes away from the Dubai Islands Mall, the beach, marina and landscaped parks, while new and existing bridge links — including the Infinity Bridge — strengthen access to the rest of the city.

Planned as a G+P+6+R structure on a 26,975 sq ft plot, the development will feature a mix of one-, two- and three-bedroom apartments. The layout includes 12 one-bedroom units, 24 two-bedroom homes and 12 three-bedroom residences. Complementing these are four townhouses, offered across multiple size configurations to suit varied lifestyle needs.

Apartment sizes range from compact one-bedroom layouts starting at under 900 sq ft to larger three-bedroom units extending close to 1,700 sq ft. Prices begin at AED 1.8 million for a one-bedroom residence, positioning the project within the premium waterfront segment. Completion is targeted for the third quarter of 2027.

Designed as a modern coastal retreat, Floarea Breeze will place emphasis on refined interiors and shared spaces. Plans highlight a grand entrance lobby, designer corridors, floor-to-ceiling Italian tiles, premium wood finishes and integrated smart-home features, all aimed at contemporary seaside living.

The launch adds momentum to Mashriq Elite’s growing Dubai portfolio. The developer has recently initiated construction on Floarea Skies in Jumeirah Village Circle and Floarea Oasis in the Dubai Land Residential Complex, while earlier this year it completed and handed over Floarea Residence in Arjan. Together with upcoming projects across Discovery Gardens, Arjan, Meydan District 11 and Dubai Production City, the company’s pipeline now exceeds 1,200 residential units.

Dubai Islands, developed by Nakheel, continues to attract both hospitality-led and residential investments as it takes shape as a connected island community. With its proximity to the mainland and alignment with the Dubai 2040 Urban Master Plan, the destination is being positioned as a quieter coastal alternative that remains closely tied to the city’s core.
