Desert Skyline Gets a Signature Touch: Kempinski Branded Residences Set for Makkah Debut

A new chapter in Makkah’s evolving cityscape is taking shape, as Umm Al Qura for Development and Construction moves to introduce its first branded residences in partnership with luxury hospitality operator Kempinski Group.
The project, named Kempinski Residences, will rise within the Masar Haram district — a central zone inside the wider Masar development. Plans outline 302 residential units, designed in varying layouts and supported by a full suite of integrated amenities aimed at blending private living with hotel-style services.
Masar itself is no ordinary development. Spanning roughly 1.2 million square metres, it is envisioned as a multi-layered urban corridor connecting directly to the Grand Mosque. The blueprint brings together residential spaces, hotels, retail outlets, commercial hubs, and cultural venues, all woven into a single destination intended to reshape how pilgrims and residents experience the city.
Sustainability has also been stamped into the project’s identity. Masar has secured LEED Gold certification, placing it among developments that meet stringent global benchmarks in energy efficiency, water conservation, indoor environmental quality, and emissions reduction. The recognition signals a broader shift in how large-scale projects in the Kingdom are being designed — with environmental performance now part of the core equation.
The move aligns with Saudi Arabia’s wider Vision 2030 ambitions, which aim to redefine urban living standards while balancing growth with sustainability. With branded residences entering the mix, Masar is positioning itself not just as a gateway to a holy site, but as a modern urban statement in its own right.
